Capital Needs Assessment: Providing a Fresh Perspective

Challenge

C3 was engaged by an institutional owner of large commercial office properties to complete two separate assignments: develop five-year capital plans for a small number of properties, and review the capital budgets of third-party managers for other properties. For this second group of properties, we were also tasked with conducting follow-up reviews of the bidding and work during construction.

Solution

We collaborated with the owner to understand the hold period and investment goals for the properties. We then consulted with the third-party managers to gain their insight into the physical needs of the properties. Based on this insight, we prepared ground-up capital plans for specific properties, as well as reviews and recommendations of the capital plans prepared by others.

Result

C3’s capital planning expertise provided a practical approach to preserving the asset, fully coordinated with the owner’s investment strategy. Our independent reviews of the third-party capital plans and budgets resulted in notable changes that incorporated our suggestions for more cost-effective, alternative approaches.
