C3 was retained by a major international investment fund to provide acquisition due diligence for a 117-million-square-foot, 650-property commercial purchase.
The C3 team performed the physical due diligence and managed the environmental consultant engaged by C3 for the project. A key priority was to quickly assess the capex underwriting before the initial purchase deposit of several hundred million dollars was due, as this deposit was non-refundable. We then proceeded to complete on-the-ground reviews of each asset.
Our initial analysis of capex projections allowed the deal to advance without delay. This, together with our comprehensive review, provided the due diligence needed to secure financing for the large deal.
