In commercial real estate, owners and investors have to provide returns, be they REITs, pension funds, insurance companies or other investors who are accountable to clients expecting results.
Commercial Ownership, The Long and Short of It
REITs, for example, are under tremendous pressure as public companies to deliver high returns and dividends. This comes largely from new property acquisitions, and that requires Due Diligence, Capital Planning and many of the other services we provide. REITs’ time frames can also be short -- measured in a few years. There is often the strategy of acquiring a property, undertaking major improvements and “flipping it” in 24 months for a strong gain. By contrast, a pension fund or insurance company might have a time frame measured in several more years or even decades – theirs can be more patient money, more attuned to riding out market cycles and looking toward long-term growth of real estate capital.
Whichever Perspective, We Understand
Our knowledge of the ownership perspective comes from wide experience across the client spectrum. We know that Capital Planning, especially, for real estate investments, is fully dependent on the particular vision that the client has laid out for the property. Is it a “long hold” or a “flip?” We understand the owner’s perspective, as evidenced in our Case Studies, because we have been taking that perspective for more than two decades.
