NewBridge on the Charles: Multi-Faceted Services for an Upscale Retirement Village

Our client, Hebrew Senior Life, was constructing a very large campus consisting of independent and assisted living units, nursing care facilities and upscale amenities. They needed to assure that the quality control during construction met their expectations, that the facility functioned properly at completion, and that the design and construction team was meeting their contracted responsibilities. C3 provided Owner Project Management services during the three-year construction of the Dedham campus including: the general Clerk of the Works overseeing quality control of the $250 million project; a Town Construction Liaison to coordinate the public agency inspections and permitting; a mechanical systems Clerk of the Works; a team of Commissioning Engineers to validate the installation of the building systems; and a technical project manager with extensive facilities experience to assist with implementing the facility work order and preventive maintenance system. We also conducted a review of the electric and gas utility agreements for all nine HSL campuses totaling 3 million SF, followed by an RFP for electricity and gas, which led to a significant reduction in utility costs of over 12%. The result was a satisfied client who had peace of mind that quality control was in good hands, and the building systems would function properly when occupancy began.
