185 Franklin Street: A Landmark Building Becomes a Complicated Engineering Challenge

Our client, Commonwealth Ventures and Kennedy Associates, was pursuing a very complicated purchase of an 880,000 SF high rise office tower in downtown Boston that required repositioning a large older corporate headquarters property to compete in the modern downtown leasing market. C3 performed pre-purchase Due Diligence services, which included a very technical inspection to understand all the physical conditions and impacts. We integrated that knowledge into a re-development program and budget. After the purchase, C3 provided multiple services for the owners to redevelop the property for the Class A leasing market, including exterior envelope engineering to design and manage façade preservation work, MEP Engineering for the core and shell renovations, Code Consulting in support of the architects design and zoning changes, LEED administration and oversight, capital planning for long term infrastructure projects, and project management for the two-year redevelopment. But most dauntingly, since the building had been divided into two condominium units, was separating the power infrastructure and services between to the two owners who had very different needs and uses. The result was a comprehensive collaboration with our client to implement the technical requirements within their financial criteria.
