Engineering and Commissioning are at the heart of the services C3 provides. For more than two decades, we have built an unparalleled reputation for our skill in Mechanical, Electrical and Plumbing (MEP) systems design and commissioning, including Fire Safety and HVAC. Our experience across the building type spectrum is equally broad and comprehensive – biomedical, commercial office and retail, manufacturing and higher education – check out some of our Case Studies for the array of our property type experience, including an exceptionally complex office building requiring separation of two completely separate mechanical systems and full, campus-wide engineering and systems assessments of two prestigious New England private schools. One of our proudest accomplishments was the MEP Design of the State Street Financial Center Tower in Downtown Boston which is the state of the art, energy efficient headquarters to State Street Corporation.
Knowledge of What Works – For Buildings and Owners
Buildings have to work, but they have to work within a context – specifically in light of the owner’s particular needs and goals. As engineers we listen carefully to those goals and then take on the owner’s mindset, planning capital expenditures and assessing building conditions as if the financial implications were our own – because they are. We know we get paid for results and are obsessively thorough down to the last detail. Our senior engineers work day-to-day on projects instead of assigning all tasks to junior staff. We engineer strategically – never “over engineering,” always mindful of the owner’s goals and of a building’s position within a particular Real Estate Life Cycle.
We are at heart collaborative, but are also passionate advocates on the owner’s behalf. We never take the standard, easy approach – we’re there, on the site, on ladders, getting our hands dirty. We doggedly pursue the owner’s interest at every stage.
Commissioning as Validation
The same goes for our Commissioning services. Commissioning is post-construction validation, assuring that the vision and specifications for the building originally conceived are in fact in effect. It begins at Design Development and goes all the way through to post occupancy – what was promised in the specs, and was it delivered? Do all systems work as intended and originally envisioned? If the building is on track for LEED, are all systems running properly so documentation can proceed quickly and efficiently? Clients trust us to represent them in the Commissioning process, whether it is a completely new building, a fitted-out tenant space or a retrofit of an older building into a new use.
