One of the most challenging facets of a project is gaining knowledge of all applicable local regulations. Even though building codes around the United States are generally derived from the International Code Council Family of Codes, local laws can vary widely from state to state and municipality to municipality – hurricane codes in Miami, for example, or earthquake codes in San Francisco. Variable, too, are fire safety regulations, zoning and ADA compliance, among other government mandates. Finally, regulations can impact – and be impacted by – the Real Estate Life Cycle. Rules for new buildings are often completely different than those for existing buildings undergoing renovation.

The C3 approach to codes and other regulations is unique in the industry. Our group is headed by a former city building official with more than 20 years experience in code and regulatory compliance. As important as knowing what has to be done is what does not have to be done; we always frame every code and regulatory decision around the stage of the Real Estate Life Cycle that the building is in, and the particular real estate strategy the owner has articulated.

We don't just know, articulate and follow the codes, we help write them. Working as part of an industry advisory panel, we have helped repeal or rewrite codes which placed onerous burdens on building owners and investors. Because of this kind of intimate involvement in the profession, we have long-term relationships with government officials – and our clients benefit from this proprietary access.
